Short answer

Need a tenant lawyer in the Netherlands who speaks English? FindLawyer matches you with an independent Dutch tenancy lawyer (advocaat). With a 2024 taxable income up to €35,400 (single) or €50,000 (couple or single parent), our matched tenancy lawyers take legal-aid cases, and legal aid pays most of the fee: your 2026 own contribution starts at €257, minus an automatic €69 discount (Raad voor Rechtsbijstand). Otherwise, use legal expenses insurance or ask the firm for a written fee estimate.

Key facts for 2026

  • €35,400 single, €50,000 together: 2026 legal aid limits on 2024 taxable income.
  • €36,952 per person: the 2024 assets limit.
  • €257 to €1,084: the own contribution, before the automatic €69 discount.
  • €500: the minimum at stake for legal aid (€250 if the lawyer needs 3 hours or less).
  • 8 weeks: to take a Huurcommissie ruling to the kantonrechter (sub-district court).

Costs

What does a tenant lawyer cost in the Netherlands?

There are three ways to pay: legal aid if your income is low, legal expenses insurance if you have it, or the lawyer’s own rate (Netherlands Bar: what a lawyer costs, in Dutch).

Legal aid (gesubsidieerde rechtsbijstand): the state pays part of the fee and you pay the lawyer a one-off own contribution (eigen bijdrage). Our matched tenancy lawyers take legal-aid cases: if you qualify, the lawyer applies for it. It counts your 2024 taxable income (verzamelinkomen) and your household now.

  • Other conditions: 2024 assets of at most €36,952 per person, and at least €500 at stake (Juridisch Loket, in Dutch).
  • Income abroad or lower now? Report 2024 income or savings abroad yourself. If your income has dropped, ask for a peiljaarverlegging (later reference year).
  • Legal expenses insurance (rechtsbijstandverzekering) may pay the lawyer’s costs, depending on your policy.
  • Paying yourself. There is no official hourly rate; it differs by firm, experience and specialisation. Ask for a written fee estimate first (Netherlands Bar, in Dutch).
  • Extra costs. Court fees (griffierecht) are extra. If you lose, the court can order you to pay the other side’s costs, also with legal aid.

When to call a lawyer

When does a tenancy lawyer add value?

A lawyer earns the fee when your case goes to court, when your home is at risk, or when a lot of money is involved.

  • Court claims. A claim at the kantonrechter, for example to get a deposit back (the Huurcommissie plays no role in deposit disputes, says Volkshuisvesting Nederland), or to challenge a Huurcommissie ruling within 8 weeks (Huurcommissie, in Dutch).
  • Eviction, or a landlord pushing you out.
  • A landlord who ignores a ruling. To force repairs you need a ruling from the kantonrechter (Rijksoverheid, in Dutch).
  • Large amounts, or a landlord who already has a lawyer.

Do I need a rent dispute lawyer, or can I go to the Huurcommissie myself?

For many rent, service cost and repair disputes you can go to the Huurcommissie without a lawyer,. A lawyer adds most at the kantonrechter: a deposit claim, an eviction, a landlord who ignores a ruling, or a challenge to a ruling within 8 weeks.

How much does a rental dispute lawyer cost?

With legal aid in 2026 you pay a one-off own contribution of €257 to €1,084, depending on your 2024 income, minus an automatic €69 discount. Legal expenses insurance may cover the fees. Otherwise the firm sets its own rate, so ask for a written fee estimate before you start.

Can I talk to a landlord-tenant lawyer for free?

Telling FindLawyer what happened is free, but we are not a lawyer and it is not legal advice: we sort out your case and match you. The lawyer’s firm tells you the terms of its first meeting and its fees before you proceed.

Can expats get legal aid for a tenancy dispute?

The test is income and assets: 2024 taxable income up to €35,400 single or €50,000 together, assets up to €36,952 per person, and at least €500 at stake. Income or savings abroad in 2024 must be reported to the Raad voor Rechtsbijstand. Our matched tenancy lawyers take legal-aid cases, and the lawyer who applies can tell you how you will be assessed if you arrived recently.

Does my rent lawyer have to be near me?

No. Dutch tenancy law is the same across the country, so what matters is tenancy experience and English, not the office address. Ask the lawyer how they meet clients.
