Short answer

Rent allowance Netherlands, in short: from 2026 your rent can no longer be too high for huurtoeslag, says the Belastingdienst (Dienst Toeslagen), but it is calculated on at most €932.93 of your base rent a month, or €498.20 if everyone at home is under 21. Your assets on 1 January 2026 must not exceed €38,479, or €76,958 with a partner. There is no single income limit. You need an independent home, registration at that address and lawful residence. Apply in Mijn toeslagen with DigiD; for 2026, until 31 December 2027.

Key facts for 2026

  • €932.93 a month: the most base rent the 2026 allowance counts. A higher rent no longer rules you out.
  • €498.20 a month: the 2026 limit if everyone at home is under 21 (in 2025: under 23).
  • €38,479 per person, €76,958 with a benefit partner: the assets limit on 1 January 2026.
  • About €200 of the rent you always pay yourself in 2026.
  • 31 December 2027: the last day to apply for 2026.

Conditions

Who can get rent allowance in the Netherlands in 2026?

In 2026 you must be 18 or older and meet every condition on the Belastingdienst list; the rent limit that applied up to 2025 is gone (Belastingdienst: conditions).

  • Home: you rent an independent home under a rental agreement.
  • Registration: you and everyone living with you are registered at that address, and you live in the Netherlands.
  • Residence: you, your toeslagpartner (benefit partner) and co-residents aged 18 or older are Dutch or live in the Netherlands lawfully. Outside the EU, EEA and Switzerland, you need a residence permit that gives a right to allowances (Belastingdienst: not Dutch).
  • Money: your household’s income and assets are not too high.
  • Proof: bank statements showing you pay the rent.

Rent and age

What are the 2026 rent limits and age rules?

From 2026 your rent can be higher than €932.93 and you can still get huurtoeslag, but the allowance is only calculated up to that amount (Belastingdienst: changes from 2026).

The Belastingdienst looks at the oldest person in the household. If a 20-year-old lives with a 25-year-old, the higher limit applies.

“From 2026, your rent can no longer be too high for rent benefit. How much rent benefit you receive depends on your income, your family composition and your rent, among other things. You always pay part of the rent yourself.”

Assets and income

How much in savings can you have, and is there an income limit?

Your assets on 1 January 2026 may not be higher than €38,479, or €76,958 together with a benefit partner (Belastingdienst: assets).

  • Co-residents: each may have at most €38,479. A child under 18 counts with you.
  • What counts: savings, shares, a holiday home here or abroad. Not your own home or car.
  • Too much on 1 January: no allowance for the whole year (Dienst Toeslagen).

Income: there is no fixed maximum. It depends on your rent, household size and ages. A partner’s and co-residents’ income counts; a subtenant’s does not (Dienst Toeslagen: income).

What counts

What counts as rent for huurtoeslag in 2026?

From 2026 the rekenhuur (calculation rent) is your kale huur (base rent), without service costs, gas, water or electricity (Belastingdienst: what counts as rent).

  • Where to find it: in your rental contract or the letter about the yearly rent increase.
  • All-in rent: ask your landlord to split it into base rent and other costs.
  • Reported service costs before? Your 2026 allowance is adjusted automatically.

The amount

How much rent allowance will you get?

In 2026 you always pay about €200 of the rent yourself, and you get nothing over the part above €932.93 (Belastingdienst: how much).

  • It depends on: your age, household, rent, income and assets.
  • Lower income, higher rent: usually more allowance, but always less than your rent.

Use the official proefberekening (trial calculation, in Dutch) for your own figure.

It is paid every month: the November 2026 payment arrives on 20 October 2026 (Dienst Toeslagen).

Apply

How do you apply, and what is the 2026 deadline?

You can apply for 2026 until 31 December 2027, online in Mijn toeslagen with your DigiD (Belastingdienst: apply for a benefit). Mijn toeslagen is only in Dutch.

  1. Register at your addressThis gives you a citizen service number (BSN). The address shows in Mijn toeslagen 1 to 5 working days later.
  2. Gather your detailsYour base rent and your (and your partner’s) expected yearly income.
  3. Apply in Mijn toeslagenChoose ‘Huurtoeslag’, then ‘Aanvragen’. A letter usually follows within 5 weeks (Dienst Toeslagen).

The allowance starts on the 1st of the month; if you are not registered on the 1st, it starts the month after (Belastingdienst). You apply once and it continues each year while you qualify (Rijksoverheid). Healthcare allowance works the same way: see our healthcare allowance guide.

Changes

When must you report changes or pay it back?

You must report changes in your situation within 4 weeks, such as new income or someone moving in or out (Belastingdienst: conditions).

  • Why people repay: the advance uses your estimated income. If the real income of your household is higher, you repay after the final calculation (Dienst Toeslagen: repaying). A payment plan is possible.
  • Estimate a little high: if income ends up lower, you get the difference, unless you stopped the allowance (Dienst Toeslagen).
  • Rent changes: landlords usually report the 1 July change. In the free sector or after a renovation, you report it yourself (Dienst Toeslagen).

Rooms

Can you get rent allowance for a room or a shared house?

Since 1 March 2024 an independent home needs its own lockable front door, kitchen, toilet and shower or bath, so a room usually does not qualify (Belastingdienst: which homes).

  • Older student complexes: a room designated before 1 July 1997 can qualify (Dienst Toeslagen: rooms).
  • Renting a whole home together: the person on the contract applies; the others are co-residents.
  • Subtenants: a subtenant does not count in your allowance (Dienst Toeslagen: co-residents). Everyone else registered at your address does.

Moving

What happens when you move or leave the Netherlands?

Moving to a home abroad or to a home you buy: stop your huurtoeslag yourself in Mijn toeslagen within 4 weeks (Belastingdienst: stopping).

  • You must live in the Netherlands: if you do not, you cannot get rent allowance (Dienst Toeslagen).
  • Moving to another rental home here: no new application; report your new rent once your new address shows (Dienst Toeslagen: moving).

Your rent

What if the rent itself is too high?

For tenants aged 21 or over, the 2026 allowance stops counting at €932.93 of base rent, so every euro above that comes out of your own pocket (Rijksoverheid).

Whether the rent is fair is a tenancy question.

FAQ

Frequently asked questions

Can expats get rent allowance in the Netherlands?

Yes, if you live here lawfully and meet the other conditions. Outside the EU, EEA and Switzerland you need a residence permit that gives a right to allowances. Your partner and adult co-residents must also be lawfully resident. You also need a BSN, registration at your rental address and a DigiD.

What is the maximum rent for huurtoeslag in 2026?

There is no maximum rent to qualify any more. From 2026 huurtoeslag is calculated on at most €932.93 of base rent a month, or €498.20 if everyone in your household is under 21. You get no allowance over the part of the rent above that amount.

Is there an income limit for rent allowance in 2026?

Not one fixed figure. The Belastingdienst says the maximum income differs for everyone: it depends on your rent, how many people live with you and their ages. Your partner’s and co-residents’ income counts too. The official trial calculation shows whether you qualify.

Can I get rent allowance for a room?

Usually not. The home needs its own lockable front door, kitchen, toilet and, since 1 March 2024, a shower or bath. Exceptions: rooms in student complexes designated before 1 July 1997, and a whole independent home rented together, where the person on the contract applies.

How far back can I apply for huurtoeslag?

Until 31 December of the following year: for 2025 until 31 December 2026, and for 2026 until 31 December 2027. If you have a postponement for your Dutch income tax return, you can apply until it ends. The deadline for 2024 has passed.

Is there a rent allowance calculator?

Yes: the official proefberekening (trial calculation) from Dienst Toeslagen, in Dutch. Enter your rent, income, assets and household to see whether you qualify and roughly how much. It is less reliable with special assets, such as compensation payments, or special income.
